Located in northern Santa Clara just west of the new Levi’s Stadium, the Silicon Valley headquarters of Citrix Systems, Inc., makers of software applications such as GoToMeeting, ShareFile, and the Xen open-source products, are undergoing an expansion. In 2013, with the help of the commercial development team at The Sobrato Organization, Citrix submitted an application to the City of Santa Clara to add a third building to its campus.
Given past experience completing the environmental review for nearby developments including the Levi’s Stadium, the Great America Office Expansion, and others, DJP&A was well familiar with the area and able to assist the City of Santa Clara in completing the environmental review for the Citrix office expansion in 20 weeks. Akoni Danielsen prepared an Initial Study/Mitigated Negative Declaration to evaluate demolition of a five-story, 71,000 square foot office building on the site and construction of a five-story, 171,000 square foot office building in its place. The project also proposed to construct a two-level addition to the three-level parking structure that was already located on the site.
Given the known traffic congestion in this area of Santa Clara, DJP&A staff worked with Hexagon Transportation Consultants and City staff early on to confirm the office expansion could be accommodated by the surrounding roadway system in conformance with the City’s traffic policies, and that an Environmental Impact Report (EIR) would not be required. This approach helped streamline the entitlement process and expedite the overall project schedule.
